Buying a home in Spain as a foreigner raises one unavoidable question before you even start: will the bank actually grant me the mortgage?

Spanish banks apply different criteria depending on the buyer's profile: whether you are a resident or non-resident, whether you have a permanent contract or are self-employed, and whether your current debt is already using up part of your borrowing capacity. Finding this out too late — after viewings, negotiations or even a signed earnest money deposit contract — is one of the most costly mistakes foreign buyers make on the Costa Blanca.
